William Wilson Auction & Realty, Inc. has been authorized to offer for sale at public auction the Real Estate belonging to the Estate of Robert "Pud" and Dorothy Williams, located at 306 S. 3rd Street in Carmi, Illinois.  Also offered will be an unattached lot, located two doors east of the residence. 

 

TRACT 1: Tract 1 consists of a 90′ x 150′ lot containing the 2-story heritage home.  The home consists of approximately 4,483 sq. ft. and includes (4) bedrooms, (3) baths, formal living and dining rooms, kitchen, family room, sun room, front and rear porches, office space, partial walkout basement, and detached 1-car garage.

 

TRACT 2: Tract 2 consists of an irregular L-shaped lot located two doors east of the residence and adjacent to the Baptist Church property.  The lot contains a 1-story metal sided storage shed with approximate dimensions 12′ x 20′.

 

PROCEDURE: The Real Estate will be offered in two (2) separate tracts, in combination, or in the entirety.  Conduct of the auction and increments of bidding are at the discretion of the auctioneer.  All decisions of the auctioneer are final.

 

DOWN PAYMENT: A 10% down payment is due on the day of the auction with the balance due at closing.  The down payment may be made in the form of cash, cashier’s check, personal check, or corporate check.  Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.  

 

ACCEPTANCE OF BID PRICES:  All successful bidders will be required to enter into Purchase Agreements at the auction site immediately following the close of the auction.  All final bid prices are subject to the Seller's acceptance or rejection.

 

BUYER’S PREMIUM:  A 6% buyer’s premium will be added to the high bid to determine the contract sale price.

 

DEED:  Seller shall provide General Warranty Deeds conveying titles to the properties.

 

CLOSING:  The balance of the purchase price is due at closing, which will take place within 30 days of presentation of insurable title.

 

POSSESSION:  Possession will be delivered to purchaser(s) at closing.

 

REAL ESTATE TAXES:  The real estate taxes will be prorated to date of closing.
