The undersigned Auction Company has been authorized to sell the Real Estate belonging to Audrey Grimes consisting of a 1-story brick ranch home on a 110′ x 150′ lot, located in Perry Township, Vanderburgh County, at 7206 Middle Mt. Vernon Road, Evansville, Indiana.

 

REAL ESTATE: The Real Estate consists of a 110′ x 150′ lot improved with a 1966 constructed 1-story brick sided ranch house.  The house contains 1,448 sq. ft. on the main level and 1,448 sq. ft. in the unfinished basement for a total of 2,896 sq. ft.  The house has (6) rooms including a family room, a dining room, a kitchen, (3) bedrooms, and (2) full bathrooms.  The sunken living room/family room contains a brick hearth with fireplace and sliding glass doors which exit into the garage.  The raised dining room contains tile floor and carpet.  The kitchen contains a stove and built-in dishwasher and has a large sliding door pantry.  The master bedroom contains a full bath.  All bedrooms have hardwood floors.  The house has an asphalt roof.  Central air and central heat were installed in 1998.  Electricity is provided with a 200 amp box.  A 2-car attached garage, measuring 20′ x 21′, has automatic door opener and a poured concrete drive and approach.

 

PROCEDURE: The Real Estate will sell subject to owner's approval.  The Real Estate will be offered in one (1) tract.  Conduct of the auction and increments of bidding are at the discretion of the auctioneer.  All decisions of the Auctioneer are final.

 

DOWN PAYMENT: A 10% down payment is due on the day of the auction with the balance due at closing.  The down payment may be in the form of cash, cashier’s check, personal check or corporate check.  Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

 

ACCEPTANCE OF BID PRICES:  Successful bidder will be required to enter into a Purchase Agreement at the auction immediately following the close of the auction.  All final bid prices are subject to the Seller's acceptance or rejection.

 

BUYER’S PREMIUM:  A 10% buyer’s premium will be added to the high bid to determine the contract sale price.

 

DEED:  Seller shall provide a Personal Representative's Deed conveying title to the property.

 

CLOSING:  The balance of the purchase price is due at closing, which will take place within 30 days of the presentation of insurable title.

 

POSSESSION: Possession will be delivered to purchaser at closing.

 

REAL ESTATE TAXES: The seller will pay the May 2010 installment; the buyer will pay all subsequent taxes.

 

ACREAGE: All tract acreages, dimensions and proposed boundaries are approximate and have been estimated based on current legal descriptions and/or aerial photos.  Buyer should make his own independent determination of acreage prior to bidding.

 

SURVEY: If a survey is deemed necessary, the cost of the survey shall be paid for by the Buyer.

 

MINERALS: The Seller will convey all mineral interests they own with the real estate.
