The undersigned Auction Company has been authorized to sell the Real Estate belonging to the Estate of Sharon R. Wiseman, located at 2040 Fleener Road, Evansville, Indiana.
REAL ESTATE: The Real Estate consists of a lot measuring approximately 1.97 acres located at 2040 Fleener Road in Scott Township, Vanderburgh County, Indiana. The lot is improved with a 1949 constructed 1-story brick house consisting of 1,056 sq. ft. The house contains (6) finished rooms including (4) bedrooms, (1) bathroom, a living room, and a kitchen/dining room. PROCEDURE: The Real Estate will be offered in one (1) tract. Conduct of the auction and increments of bidding are at the direction and discretion of the Auctioneer. All decisions of the Auctioneer are final.
DOWN PAYMENT: A 10% down payment is due on the day of the auction with the balance due at closing. The down payment may be in the form of cash, cashier’s check, personal check or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.
ACCEPTANCE OF BID PRICES: Successful bidder will be required to enter into a Purchase Agreement at the auction immediately following the close of the auction. All final bid prices are subject to the Seller's acceptance or rejection.
BUYER’S PREMIUM: A 7% buyer’s premium will be added to the high bid to determine the contract sale price.
DEED: Seller shall provide a Personal Representative's Deed conveying title to the property.
CLOSING: The balance of the purchase price is due at closing, which will take place within 30 days of presentation of insurable title.
POSSESSION: Possession will be at closing.
REAL ESTATE TAXES: The Seller will pay the November 2010 taxes. The Buyer will pay all subsequent taxes.
