The undersigned Auction Company has been authorized to sell the real estate belonging to the Estate of Sylvester H. Klueh, located at 2737 N. Sherman Street, Evansville, Indiana as follows:
REAL ESTATE: The real estate consists of a lot measuring approximately 40′ x 135’ and improved with a 1952-constructed 1.5-story frame home. The home has approximately 720 square feet on the main level including (2) bedrooms, (1) bath, kitchen, and living room, a bedroom on the second level, and a full unfinished basement. Other improvements include a 1-car detached garage (12' x 29'), and a rear concrete patio with canopy (20' x 11').
PROCEDURE: The Real Estate will be offered in one (1) tract. Conduct of the auction and increments of bidding are at the discretion of the auctioneer. All decisions of the Auctioneer are final.
DOWN PAYMENT: A 10% down payment is due on the day of the auction with the balance due at closing. The down payment may be in the form of cash, cashier’s check, personal check or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.
ACCEPTANCE OF BID PRICES: Successful bidder will be required to enter into a Purchase Agreement at the auction immediately following the close of the auction. The Real Estate will be subject to approval of the Personal Representative.
BUYER’S PREMIUM: A 6% buyer’s premium will be added to the high bid to determine the contract sale price.
DEED: Seller shall provide an Executor’s Deed conveying title to the property.
CLOSING: The balance of the purchase price is due at closing, which will take place within 30 days of presentation of insurable title.
POSSESSION: Possession will be delivered to the purchaser at closing.
REAL ESTATE TAXES: The real estate taxes will be the responsibility of the Buyer beginning with the taxes due and payable in November 2010 and thereafter.
