The undersigned Auction Company has been authorized to sell the Real Estate belonging to the Estate of Joseph Joseph, located in Center Township, Vanderburgh County, at 3837 Herrmann Road, Evansville, IN 47711.
REAL ESTATE: The Real Estate consists of a 74′ x 145′ corner lot located at the intersection of Herrmann Road and Walden Lane, and specifically at 3837 Herrmann Road, Evansville, Indiana. The lot has road frontage on both Herrmann Road and Walden Lane. The lot is improved with a 1955 constructed 1-story brick ranch style house. The house consists of 1,161 sq. ft. and includes (3) bedrooms and (1) bathroom. The house has central heat, central air, and an asphalt shingled roof. Utilities are provided by the City of Evansville. Other improvements include an attached carport measuring 11′ x 20′, and two (2) utility sheds measuring 3′ x 11′ and 10′ x 12′.
PROCEDURE: The Real Estate will be sold in one (1) tract. Conduct of the auction and increments of bidding are at the discretion of the auctioneer. All decisions of the Auctioneer are final.
DOWN PAYMENT: A 10% down payment is due on the day of the auction with the balance due at closing. The down payment may be in the form of cash, cashier’s check, personal check or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.
ACCEPTANCE OF BID PRICES: Successful bidder will be required to enter into a Purchase Agreement at the auction immediately following the close of the auction.
BUYER’S PREMIUM: A 6% Buyer’s Premium will be added to the high bid to determine the contract sale price.
DEED: Seller shall provide a Personal Representative's Deed conveying title to the property.
CLOSING: The balance of the purchase price is due at closing, which will take place within approximately 30 days of the presentation of insurable title.
POSSESSION: Possession will be at closing.
REAL ESTATE TAXES: The real estate taxes will be prorated to the date of closing.
